You don’t need to know exactly what comes next before we talk.
Maybe you’re thinking about buying or selling. Maybe you’re relocating to Central Florida, dealing with an unusual situation, or simply wondering what your options are. Wherever you’re starting, I’ll listen, answer your questions, and help you figure out what makes sense from there.
Sometimes the best first step really is just a conversation.
Chelsea has spent more than four decades in real estate — but the value of that experience isn’t simply the number of years. It’s what she’s seen, learned and knows to look for.
From traditional sales and complex negotiations to nearly 700 short sales and thousands of closings, Chelsea has seen real estate from more angles than most. With a background in Legal Studies/Pre-Law, her approach is naturally detail-oriented: ask the right questions, anticipate potential problems, explain what matters and protect her clients’ interests along the way.

Sometimes a real estate situation gets complicated. When it does, experience — and knowing what questions to ask — can make all the difference. Chelsea helps clients understand their options, identify potential problems, and work toward practical solutions when the path forward isn’t obvious.
Central Florida isn’t one place or one lifestyle. From Clermont’s lakes and rolling hills to the energy of Orlando, the newer communities of Horizon West and the established neighborhoods of Winter Park, every area has its own personality.
If you’re new to Central Florida — or simply considering a move across town — Chelsea can help you look beyond the listings and understand the differences that matter in everyday life. Commutes, communities, housing styles, new construction, established neighborhoods and the little things you don’t always discover from a map.
Finding the right home starts with finding the right place to call home.
Central Florida isn’t one-size-fits-all — and neither is choosing where to live. Explore the areas Chelsea knows best and get a feel for the neighborhoods, lifestyle, housing and local differences that can help you decide where home feels right.
Sometimes you’re ready to buy. Sometimes you’re just curious. Either way, there’s nothing wrong with looking.
Explore homes currently for sale throughout Central Florida, save the ones that catch your eye, and get a feel for what’s available. When you’re ready for questions, context, or a closer look, that’s where I come in.
I’ve spent more than four decades in real estate, but I’ve never believed my job is simply to make a sale.
My job is to listen, ask the right questions, explain your options clearly, and help you understand what you’re getting into before you make a decision. And if I believe something isn’t in your best interest, I’ll tell you — even if that means recommending you don’t make the deal.
That’s what advocacy means to me.
The relationships I’ve built over more than four decades in real estate mean more to me than any number of transactions. But don’t just take my word for it. Here’s what some of the people I’ve had the privilege of working with have to say.
As first-time homebuyers, we had countless questions. Chelsea was patient, knowledgeable, and genuinely cared about helping us make the right decision instead of rushing us into one.
Selling our home felt overwhelming at first, but Chelsea made everything simple to understand. Her communication was excellent, and she always had our best interests in mind.
Chelsea took the time to explain every step of the process, making us feel confident from start to finish. We never felt pressured—just supported and well-informed. We couldn't have asked for a better experience.
Real estate comes with questions — and you should never feel uncomfortable asking them. Here are answers to some of the questions I hear most often from buyers, sellers, and people who simply aren’t sure what their next step should be.
Start with a conversation — not a house search. We’ll talk about where you are financially, what you’re hoping to accomplish, timing, financing and what you can realistically expect from the process. If you’re not ready yet, that’s okay too. I’d rather help you prepare well than rush you into buying before it makes sense.
Not at all. Whether you’re just starting to explore your options, planning a move months from now, or ready to take the next step, I’m happy to have a conversation. We can discuss your goals, answer your questions, and help you understand what makes sense for your situation—without pressure.
No. In fact, talking early can help you prepare more strategically. I can help you understand your home’s value, current market conditions, recommended improvements, and what you can do to position your home for a successful sale. Whether you’re months away from listing or ready to go now, we can start with a conversation.
Yes. Complex situations are an important part of my experience. I’ve handled short sales, probate and estate sales, divorce situations, foreclosure-related challenges, FSBO consulting, and limited-service listings. If your situation has extra moving parts, we can talk through your options and determine the best way forward.
Yes. I help buyers explore new construction throughout Central Florida, including move-in-ready homes and properties where you can select floor plans, upgrades, and design options. I also work with trusted builder partners and can help you navigate the buying process from exploring communities through closing.
The cost can vary depending on the type of service and the specific transaction. Rather than assuming a one-size-fits-all fee, I’ll explain the compensation structure and any applicable costs upfront so you understand what you’re agreeing to before moving forward. We can discuss the details during your initial conversation.
Absolutely. In fact, that’s often the best place to start. You don’t need to have everything figured out before you call me. Sometimes one conversation is enough to clarify your options, identify what you need to do next — or determine that doing nothing right now is the right decision.

You don’t need to have everything figured out before you reach out.
Maybe you’re ready to buy or sell. Maybe you’re planning months from now. Or maybe something has come up and you simply need to understand your options.
Tell me what’s on your mind. We’ll start there.
